When a builder says prices are holding, ask what comes with the price.
Closing-cost credits and mortgage-rate buydowns can sweeten the deal while the asking price stays put.
Parcl Labs now extracts those offers from listings and makes them searchable in Parcl HQ.

If you’re following the AI buildout, look at how much housing is being added around it.
@ParclLabs September research offers a historical example: Wasco County, Oregon, home to Google data centers.
Its housing stock grew 1.7% from January 2019 to July 2026, versus 5.8% in the Portland metro.
From January 2019 to August 2026, prices per square foot rose 102% in Wasco and 40% in Portland, the study’s comparison market.

How long have those homes been sitting unsold?
A seller who listed last week has had less time to lower their price than one who’s been waiting months.
When older listings make up more of the market, the share with price cuts can rise even if sellers’ behavior hasn’t changed.
Parcl’s Motivated Seller Index adjusts price-cut rates for how long homes have been listed when measuring seller urgency.

A vault deposit buys shares in a trading account.
On Parcl V4, a manager trades the pooled capital in housing-index markets. Your shares represent your stake in that account.
A simple example, before fees:
- A $1,000 deposit at $2 per share buys 500 shares.
- At $2.20 per share, those shares are worth $1,100.
- At $1.80 per share, they’re worth $900.
In each case, you still hold 500 shares. The account’s trading results change the net asset value (NAV) per share.
The manager holds shares too and must retain at least 5% of the vault. Their capital shares in the gains and losses alongside yours.
Check the vault’s fees and withdrawal terms before depositing.
