From Builder of the Year (2018) to Arrest (2026):
The Rise and Fall of Mr. Punit BeriwalaIt is a story of mismanagement, missed opportunities, poor personal choices, unfaithful associates, arrogance, and betrayal.
timesofindia.indiatimes.com/…
The Odisha Chapter of M/s Vipul Limited:
After the resounding success of landmark projects such as Tatvam Villas, Vipul Belmonte, Vipul Greens, and several others in Gurugram, Vipul Limited entered Odisha in 2009 with its maiden residential project, Vipul Gardens.
In 2011, the company launched the state’s first Public-Private-Partnership (PPP) real estate project, named Vipul Greens, Bhubaneswar in collaboration with the Odisha State Housing Board (OSHB). At a time when a ₹1-crore apartment was virtually unheard of in Bhubaneswar, the project’s prime location i.e. directly opposite the proposed AIIMS, combined with the credibility of a government partner, created an instant sensation. Units sold rapidly.
But success soon bred complacency. The Managing Director gradually stopped monitoring the Odisha projects. Rumors of shifting personal priorities began to circulate. The architect assumed de-facto control, the local General Manager began behaving arrogantly, and construction quality and timelines suffered. Buyers started getting calls from the local staff not to disclose details of the agency fee etc. to the Delhi office if such an inquiry is initiated by their Head office.
The situation deteriorated further after the 2015 launch of the ultra luxury project Arohan in Gurugram. Work on the Bhubaneswar PPP project came to a virtual standstill.
Even today, the Occupancy Certificate for the 2009 Vipul Gardens project remains unissued, yet more than 540 families have already moved in.
In 2018, a determined group of homebuyers in the Vipul Greens project refused to accept possession without the mandatory Occupancy Certificate, a decision that marked the beginning of a prolonged legal battle.
The years since have been nothing short of a nightmare for the company and its management:
1⃣123 cases filed across multiple forums, including Odisha RERA, the RERA Tribunal, SDJM Court, High Court, and the Supreme Court.
2⃣Over ₹17 crore paid as compensation to aggrieved buyers.
3⃣Bank accounts and remaining properties in Odisha attached by the Honorable Supreme Court, the attachment continues to this day.
4⃣A critical case concerning the lack of Occupancy Certificate is still pending before the Apex Court, with the Bhubaneswar Development Authority (BDA) now impleaded as a party.
5⃣Between 2020 and 2022, the company sold off land parcels originally acquired for its proposed third (Lavanya) and fourth projects, effectively ending any dream of establishing a major presence in Odisha.
The recent arrest of CEO Mr. Punit Beriwala is widely seen as the culmination of years of frustration endured by thousands of trusting homebuyers who felt cheated by a once revered brand.
This is more than one man’s downfall. It is a stark wake up call for every unscrupulous builder in the state. Shortcuts, arrogance, and broken promises will eventually catch up no matter how high you once flew, no matter how close you are to the powerful politicians/Bureaucrats today.

But today, when some of the safest and most prosperous places in the world are being bombed, we can pause and acknowledge that
India is stable
India is safe
India is in fact growing
Navigating 1.4 billion people through a volatile world run by unpredictable mad men without dragging ourselves into chaos is a momentous task
Critique when needed,

And today, a moment to say thank you 🙏
I commend @AnthropicAI for its unwavering stand on guardrails concerning how its AI should be used. Every entity, including Govt. departments, should respect its terms and conditions if they want to work with the company’s products.

Lesson for Enterprises from below post: “ GUARD your own DATA before it is too late “
#ai #enterprise
This is a perfect example of how AI disruption will take a lot longer than most people assume
The technology can advance ahead at the pace of light but it takes a long time for enterprises to catch up and actually implement it
If you have never worked at a large company before, you highly underestimate just how many layers of approvals and compliance hoops you need to jump through just to install a very basic application or platform
Now imagine that with AI. Most of the decision makers are boomers with very little idea of how the technology works
It takes a long time for them to wrap their heads around these new platforms
In the best case, they hear about the productivity boost that it brings and decide to implement it
But it’s very likely the implementation goes wrong or causes unintended errors along the way that costs the business money
That alone will put a huge cap on how much adoption takes place in the near term
Ultimately this is a bull case for AI. If you think adoption is strong today, just wait a few years for the large enterprises to
fully catch up
The golden days for LLM companies like OpenAI and Anthropic are still ahead of us

Even staff serving food lack basic understanding about food and its storage.
Please do not microwave food in thin plastic bags as plastic will leach into food.

Public Health Issue Alert 🚨
Travelling on Vande Bharat today (Allahabad → Delhi) and yesterday was travelling on Rajdhani (Delhi → Allahabad), I was served rotis/kachoris heated directly inside sealed plastic packaging. While at Rajdhani, I was hungry and so ate the hot Kachori almost instantly and then realised - wait, how can it be hot? Wasn’t it in a sealed packet? How could they heat the packet directly?
Then this repeated today and I couldn’t stop myself from inquiring -
The “Halka Phulka” roti packet clearly states:
• “Store in a cool & dry place”
• No mention of microwave/heating in-pack
• No “microwave safe” indication
Yet the packets are handed over visibly hot.
Lakhs of passengers can verify this - the rotis are served warm with the plastic pack heated.
The person in the train confirmed that rotis were being heated directly in the packet.
Food-grade plastic is not automatically heat-safe unless certified for microwave/steam use. Heating multilayer packaging without clear instructions can potentially increase chemical migration into food - especially when done repeatedly at scale.
This may be operational convenience.
But food safety should never rely on shortcuts.
Requesting @IRCTCofficial @RailMinIndia @AshwiniVaishnaw to clarify:
- Are these institutional packs certified for in-pack heating?
- If so, can that certification be publicly shared?
- Is this happening on all trains? 🚆
- Who has authorised this?
Passenger safety deserves application of mind - not just efficiency. Just to make the passengers that IRCTC is serving hot food, how can such a careless thing be done - playing with the health of lakhs of people who are eating this food?
The last thing we want is blame game buck to be passed between @IRCTCofficial @fssaiindia -
Ministry of Consumer Affairs, Food and Public Distribution will say that it is Railways’ mistake.
Railway minister will say it is the third party vendor who has been given the tender - it’s their mistake.
Third party vendor will find someone at the lowest in the ladder like the gentleman in this video who admitted that they were heated in microwave, to fix the blame on - while fixing NO Accountability of the damage already done and NO Responsibility for what’s to come.
Action / Clarification on this ought to be issued from the Railway Ministry.
Corrective Measures need to be announced immediately.

The Ambedkarite Buddhist leader is saying that it is now high time to remove the reservation system. He is saying that reservation discriminates against human beings.
Rather, the government should conduct a survey and implement it on an economic basis. No media will show you such interviews with complete clarity. The full video link is in the comment.
