The real cost of a free month depends on how long the tenant stays.
Priced against a 12-month stay, a free or $1 first month is an 8.3% discount. The median stay on the Cubby platform is about six months, which puts the same promotion at 17% of the rent you would have collected.
The Q3 State of Self-Storage report prices five common promotions this way, by length of stay, so you can see what each one costs at your own average tenancy.

On Tuesday, 11/10 at 11AM, Andrew Capranos walks through the State of Self Storage Q3 2026 report, then puts the findings to three operators who have to act on them every day:
- Melissa Stiles (Storage Asset Management)
- Tim Springer (AVAD Capital)
- Adam Burnam (StorageMart)
This isn't a reread of the report. It's the data, and what three people pricing real units are doing about it going into Q4. Register and we'll send you the recording if you can't make it live. cubbystorage.com/webinar-sta…
Across our same-store set, average move-in rents fell 4.4% year over year. Occupancy still rose 2.9 points to 80.4%, and revenue per available square foot rose 4.9%, because existing tenants carried the rent growth.
The report is built from what tenants are actually charged on the Cubby platform, with competitive rate data from @StorTrack. It also has scorecards for 31 states and nine numbers that put a store in the top 25%.

A tenant goes overdue on the 6th. Somebody on your team is supposed to notice by the 8th, text by the 10th, and email if there's still no payment.
Workflows moves it into Cubby. Pick the trigger, narrow it with conditions, chain the steps.
"How long do 10x10 units sit vacant before they rent, by facility?"
That question used to be a report request, an export, and a pivot table. With the Cubby Connector it's a sentence typed into Claude or ChatGPT, and the answer comes back from your live data in a few seconds.
Rob DuBroc of On Track Storage has reps in Kentucky answering calls for facilities in Florida.
When an existing tenant calls in through Cubby Calls, their account opens in a new tab before the rep picks up. So the rep can answer like they're working the counter at that facility.
"We don't need a bunch of other third party tools. Almost everything lives in Cubby."
It's how his team covers so many units across so many facilities without adding headcount.

Ten facilities ran a first-month-free promo from September through December.
Total move-ins came in 22% above the same stretch YoY, while the non-promo baseline stayed flat. The catch: promo tenants left about 15% sooner. Online move-ins stayed a median of 95 days vs 112.
Net of the discount and the shorter stays, the promo still came out about $5,000 ahead on a $16,600 counterfactual, roughly 30%.

"Storage was always incredibly profitable, and those profits masked the inefficiencies," says Robert Kapp, owner at Keep it Simple Storage.
When margins are fat, a slow process doesn't cost you anything you'd notice. Now storage is "a 6 to 10% margin game," and at that level operators are "forced to lean into technology."

When you choose a FMS, your tenants' records, payment activity, and personal details move into someone else's systems. You should ask that vendor the same questions you'd ask about a facility's gates and cameras.

Reservations get treated as soft leads. The data says otherwise.
Across 6,300 reservations on Cubby between February and May, 54% turned into a move-in within 21 days. That's 1.8x the rate of an abandoned checkout and 9x the rate of a contact form.
The spread between operators was wide, from 42% to 67%, which is the interesting part. The reservation itself is worth a lot. What you do in the first 48 hours after it is worth more.
