When I talk to college students I always ask the question.
“How many of you want to be developers?”
Almost every hand shoots up with gusto.
“How many of you are prepared to work for nothing or even pay to keep working for years and personally sign for debt that has a statistically high probability of landing you in bankruptcy a couple times in your career?”
Blank stares.
“Ok cool we are going to talk about all the other career options in commercial real estate now because there are a lot of them”

Cold called a small grocer today that was about two weeks from opening. Got to meet a GM, a board member and an informed operations contact who told me how every store in the state performed. Diamond level intel!

This is better than some other SBUX projects we have seen sitting on the market. Holding costs are killing so many developers! Negative yields to leverage are just way too common right now.

With 2024 @RetailLive in the books, I have a couple of macro level takeaways.
1. Retail inventory is low and demand is high. Everyone is chasing the same dirt/centers/spaces.
2. There are so many emerging concepts and brands growing aggressively fueled by PE capital.
