...and just like that, back to mid-September. Mortgage rates will slowly improve if this sticks. Think of the elevator up, but taking the stairs down.

Deadline extended! Now through the end of 2026, eligible buyers can receive the full $15,000 forgivable loan at closing. It’s one of several benefits within a CRA program we work closely with. Reach out to see if you qualify in: Sacramento County, Contra Costa, Santa Clara…

If Tesla FSD repeatedly tries to put a solo driver into the HOV lane (with HOV turned off in Nav settings) how can we really trust its judgement in any other action? Does this happen to anyone else?

Funded another HELOC in 10 days - homeowners who are opening HELOCs for the first time today don’t know how much more of a hassle it was for them even 5-10 years ago…

Going to share a secret If you need a loan, the first place to go shopping is not the internet. Or Chase, Wells, BoA, et al 1. Go to iBankNet ibanknet.com/bankmap/index.s… 2. Select the state you want to buy the asset in - real estate, business, or where you live personally. This will display the list of banks (or credit unions) in descending order of AUM 3. Start calling banks from this list. Some local banks are shockingly large - ex there's one in...WV? you've probably never heard of with 27B AUM. Your local banks have plenty of money to lend, and your loan matters WAY more to them than, say, JPMC (who banks 1 in 3 Americans) where you're a drop in the bucket. Which usually means a real person will work with you on terms. This works whether you need a mortgage, a DSCR loan, a construction or bridge loan, or money to buy a business.
Your small-town banker knows your name, your dog's name, and that your truck's transmission is going out. Your megabank knows your credit score. Guess which one approved the loan for the hardware store on Main Street.

I met a Realtor who still has a G+ link on her website (it linked nowhere) - wild.

You know all those spam texts you’re getting from politicians right now? Imagine that. FOREVER. That’s being a real estate agent. Health insurance. Fake referrals. “Cash buyers.” Fake house flippers. Lead gen companies. Scams. All day. Every day. I’m getting like 10 a day at this point. Welcome to our world.

They’re suddenly too busy to talk on the phone, but emails keep coming… usually with stuff first time homebuyers just don’t typically ask about.

So now it’s a full blown conversation with a 🤖 (I presume)l

Then an email reply sounds like it was written by AI… and they’re trying to set terms…

Fellow loan officers - lemme know if you run into this and how you handle it… starts with a fairly normal call with a first time homebuyer, they agree to an application and I send them the link.

The #Canstruction exhibit at the high end South Coast Plaza shopping center is built from rice and beans… and powdered mashed potatoes. #justaddwater #signofthetimes

Not nothing.
"US consumers have collectively spent about $107 billion more on gasoline and diesel during the Iran war than they would have had there been no war ... far more than the projected $69 billion Americans are spending in 2026 on nursery, elementary, and secondary schools." - WSJ
