Most landowners know their acreage. Fewer know what’s actually on it. The details that shape your land’s value and its risks are usually spread across a dozen different websites:
🌱 Soil types and farmland classification
🌊 FEMA flood zones and wetlands
⛰️ Topography and elevation
⚠️ Nearby contaminated or environmental hazard sites
A good property app should bring all of that onto one map, without a subscription just to see the basics. Seeing everything in one place changes how you understand your property.
Our new guide breaks down what to look for in a property app and compares five popular options for landowners in 2026, from free satellite imagery to hunting maps to full land data platforms.

The most valuable use of your land might be one it isn’t zoned for yet.
Rezoning is how farmland becomes homesites, how a parcel on a busy road becomes commercial frontage, and how idle acreage becomes a site developers compete for. Done right, it can change what your land is worth.
The owners who succeed usually do the homework before they ever file:
✅ They check the future land use map first. If it already supports the new use, they’re starting from strength.
✅ They confirm the land can physically support the project. Flood zones, wetlands, soils, and access don’t change with a zoning map.
✅ They talk to planning staff and neighbors early, before positions harden at a public hearing.
Requests that line up with the community’s comprehensive plan, and that are backed by solid data about the land itself, have the strongest path to approval.
A free LandApp Property Report is an easy place to start. It shows flood zones, wetlands, soils, and nearby infrastructure for any parcel.

One solar lease offer tells you what a developer is willing to pay. Several offers tell you what your land is actually worth.
Solar developers are actively looking for land across the U.S. That demand is leverage for landowners, but only if you use it.
Here’s why competition matters:
1) Solar lease value depends on location, especially distance to substations and transmission lines
2) Two nearby parcels can get very different offers
3) One Illinois landowner who listed on LandApp received 12 competitive solar lease offers before signing
Our latest blog lists the top solar developers leasing land in 2026 and explains how to vet an offer, plus what happens to your lease if the developer is sold.

You don’t have to sell your land to profit from its water rights.
For landowners, water rights can create valuable opportunities beyond a property sale. Leasing allows you to put those rights to work while keeping ownership of your land.

Signed a solar option, but there are still no panels on the ground? There's a reason.
Typical solar projects take 5+ years to go from grid application to commercial operation. Most of that time is spent in one place: the interconnection queue.
Here's how solar land development actually unfolds:
1️⃣ Site Control (Months 1–6): Landowner signs an option; developer evaluates the site
2️⃣ Interconnection & Queue Studies (Years 1–3+): Grid operators study required upgrades and costs. This is the longest phase.
3️⃣ Final Permitting & Engineering (Year 3+): Zoning, permits, PPAs, and financing
4️⃣ Construction & Operation (Year 4+): Panels go up and full lease payments begin
5️⃣ Decommissioning (Year 20+): Developer removes equipment and restores the land
The takeaway for landowners: a long wait doesn't mean a dead deal. And land close to substations and transmission lines with open capacity has the best shot at making it through the queue.
Our latest blog breaks down why the queue is so backlogged, what it means for your solar lease, and what makes land attractive to developers: landapp.com/post/why-solar-p…

If you own mineral rights in one of these 5 regions, your property could be worth more than you think.
We ranked the top U.S. regions for mineral rights value in 2026, based on lease activity, deal pricing, and buyer demand:
1. 𝐏𝐞𝐫𝐦𝐢𝐚𝐧 𝐁𝐚𝐬𝐢𝐧 (𝐖𝐞𝐬𝐭 𝐓𝐞𝐱𝐚𝐬, 𝐒𝐄 𝐍𝐞𝐰 𝐌𝐞𝐱𝐢𝐜𝐨)— Multiple stacked formations mean operators can drill several wells on the same ground, driving some of the strongest lease bonuses in the country.
2. 𝐄𝐚𝐠𝐥𝐞 𝐅𝐨𝐫𝐝 𝐒𝐡𝐚𝐥𝐞 (𝐒𝐨𝐮𝐭𝐡 𝐓𝐞𝐱𝐚𝐬) — More than a decade in and still a top producer, with billion-dollar deals changing hands as recently as this year.
3. 𝐀𝐧𝐚𝐝𝐚𝐫𝐤𝐨 𝐁𝐚𝐬𝐢𝐧 (𝐎𝐤𝐥𝐚𝐡𝐨𝐦𝐚, 𝐓𝐞𝐱𝐚𝐬) — The STACK and SCOOP plays have pulled in multiple billion-dollar acquisitions, even without the same national spotlight as Texas.
4. 𝐌𝐚𝐫𝐜𝐞𝐥𝐥𝐮𝐬 𝐒𝐡𝐚𝐥𝐞 (𝐏𝐀, 𝐎𝐇 & 𝐖𝐕) — The nation's top natural gas region, where per-acre pricing can go head-to-head with the Permian Basin.
5. 𝐖𝐢𝐥𝐥𝐢𝐬𝐭𝐨𝐧 𝐁𝐚𝐬𝐢𝐧 (𝐍𝐨𝐫𝐭𝐡 𝐃𝐚𝐤𝐨𝐭𝐚, 𝐄𝐚𝐬𝐭𝐞𝐫𝐧 𝐌𝐨𝐧𝐭𝐚𝐧𝐚) — A single 2026 federal auction here leased over 27,000 acres in the state's largest sale in 15 years.
Location isn't the only factor that determines what your minerals are worth, but it's one of the biggest. See what's driving value in each of these regions in the full blog: landapp.com/post/where-are-m…

Can you sell farmland that's currently leased? Yes - but the details matter.
If you own leased farmland and you're thinking about selling, here's what to know first:
→ Who you sell to changes the equation. An owner-operator buyer sees an active lease as a delay. An investor often sees it as an asset - income from day one, tenant already in place.
→ A lease follows the land. Selling doesn't cancel it. The buyer takes over as landlord unless the lease is properly terminated first.
→ Tenant notice deadlines are state-specific, and easy to miss. In Nebraska, verbal year-to-year leases require notice by September 1. In Colorado, it's roughly December 1. Miss the window, and the lease auto-renews for another year.
We put together a full guide covering lease review, notice rules by state, how a lease affects your sale price, and the steps to list leased farmland the right way.

Solar vs. battery storage - which one is your land better suited for?
🔆 Solar: 20-100+ acres of flat land with strong sun exposure, 3-7 years before it's up and running, $700-2,000/ac/yr lease payments
🔋 Battery Storage: 2-15 acres, prioritizes proximity to energy grid infrastructure, often faster to permit and build with higher lease payments
But it doesn't always have to be one or the other. Co-locating both on the same site lets a project capture solar power during the day and discharge it during peak evening demand, often meaning two revenue streams instead of one for landowners with the right parcel.
Our recent post breaks down what each type of developer looks for, plus how to know if your land is a better fit for solar, storage, or both: landapp.com/post/solar-vs-ba…
And if you’re ready to see what your land could do, list your land for lease on LandApp for free and connect with developers actively searching for solar and battery storage sites nationwide.

The federal government owns roughly 640 million acres of land in the U.S. - about 28% of the entire country.
That ownership isn't evenly spread. By percentage of land owned by the government, the top three states are:
1) Nevada: 56.3M acres, 80.1% of its total land area
2) Utah: 33.3M acres, 63.1% of its total land area
3) Alaska: 222.7M acres, 60.9% of its total land area
In several western states, the federal government controls nearly half (or more) of all land, while in most of the Midwest, South, and Northeast, it's a small fraction of the state.
