New here? Here's what we post for agents every week: Monday: the rate math to use at your next listing appointment. Tuesday to Thursday: one real seller question, answered by agents in a sentence in the replies. Most days: a script, AI prompt, or rewrite you can use that afternoon. The best of it goes out free every Friday in our newsletter. Link below.

In 1991, a New York court ruled a house was haunted. Legally. The seller had told Reader's Digest about her ghosts (one looked like Santa). A local walking tour billed the place as "a riverfront Victorian (with ghost)." The buyer from the city found out after putting down $32,500. The court let him try to back out, writing: "as a matter of law, the house is haunted." The listing agent? No duty to mention the ghosts, the court said. The seller wasn't so lucky. Happy Halloween.

Three questions to ask before you sign a listing in this market: "If we get no offers in the first 30 days, what would you want to do?" "What's the lowest number you'd take, and what's that number based on?" "Who else has to say yes before we accept an offer?" The answers tell you whether you're taking a listing or an expired listing 90 days from now.

Of the 100 biggest metros, 27 are seller's markets and 17 are buyer's markets. A year ago it was 39 and 13. The Midwest still favors sellers; Atlanta, Denver, and San Antonio are close to tipping toward buyers. So bring three local numbers to every listing appointment: How many homes are for sale in their price range right now. How long the last 10 nearby sales took to go under contract. What the last three price cuts nearby did, if anything. National headlines don't sell their house. Their street does.

A seller asks: "Can we list it $25,000 higher and come down later if we have to?" What's your answer, in one sentence?

Before: "Welcome home to this stunning 3BR/2BA gem! Don't miss it!" After: "Three bedrooms, a fenced yard that backs to woods, and a 6-minute walk to Lincoln Elementary." A buyer scrolling past 40 listings stops for a fact, not an adjective.

Investors and second-home buyers made up 20% of September home sales, up from 15% in August and a year ago. So if your listing could work as a rental, market it that way too: Get a rent estimate from a local property manager. Put it on a one-page sheet with taxes, insurance, and any HOA fee. Send it to every investor you've worked with the day it hits the MLS.

Mortgage rates dipped to 7.32% in Freddie Mac's latest weekly survey, from 7.40%. On a $400,000 loan, that's about $22 a month. A year ago, at 6.19%, the same loan cost about $300 a month less. So when a buyer says, "I'll wait until rates come down," try: "What payment are you waiting for? Let's have your lender show what that payment buys today, taxes and insurance included, and decide from there."

We asked: a seller says, "Can we skip the MLS and just market it privately?" More than 40 of you answered in one sentence. The best answers didn't argue. They asked a question back: "What has you curious about an off-MLS strategy?" (@LivingInNorthGa) "What do you value most: privacy or sales price?" (@JenNunnHomes) "Of course we can... might I ask why you want to do it this way?" (@Patrick68610735) Find the reason first. Then talk about exposure. nitter.cf/REMarketingTips/status…
