Remove ego and blind-spots (bias). Our need to be right can be more important than our need to discover what is true. Stress test your beliefs and improve.

Finally finished the whole thing, and I wrote down a few notes while listening: - Solid performance for Raman, in a mildly hostile environment - It's an interesting path for Raman to be a 'centrist-progressive' because it might be enough to be elected mayor but she will have no chance on a state or national level. Then again, LA mayor has never been a springboard for anything. - @OppenheimJason, like many other RE people are going with Raman. We'll check how this plays out in 2 years More specific notes: - If LA is expensive, what prices would she consider affordable? What should a house cost? What should rent be? This question is never asked, ever - Homelessness is just assumed to be linked to housing costs, as if it's a given (not true) - Rent control on new homes - she keeps saying that but it's not true. There's rent control on brand new homes. LAHD is issuing rent control restrictions on brand new structures all the time. Many of the new apartment buildings in LA are deed restricted, which is similar to rent control. Plus she passed the JCO on all properties in LA - She supports ULA reform but not explanation why did she support ULA to begin with. Why should be trust her judgment when she could not see what we all saw when it was time to vote on it? - She talks about imbalance in eviction courts and giving tenants free lawyers evens the balance, which is hysterical. All the laws are tenant favored, the courts, the administration, new laws, the procedure, city hall, self help centers... And I don't mind the free lawyers, whatever. Saying there was imbalance in LA eviction courts is laughable. - She talks about a small number of bad tenants taking advantage of the laws - which is true as a whole, but it's the majority of tenants taking advantage of tenant protection laws in bad faith. Again, if I was facing eviction I would do the same thing, I don't blame the tenants or their lawyers, it's the system and the lawmakers - Interesting discussion when Graham asks Raman "why does a person deserves to live in Santa Monica" and Raman basically answers that it's her job to engineer some kind of society mix of poor and rich through legislation. As a concept I don't have an issue with that, the problem is - the costs to get there are severe. Many of the woes in the city can be traced to this baseline desire to engineer this kind of "diverse" community of income of all kinds. You can give a person free housing, but you then also have to give them free/discounted everything else because everything is 10-30% more expensive than say, Palmdale where land is cheaper. - This is basically the same argument advanced for unfettered mass immigration. "We need the cheap labor". People like Nithya say we need more workforce housing, we need blue collar labor force close by. The flip side of that is just higher wages, just sayin' - Graham mentions the 4th street project, at a cost of $1m+/unit. Raman supports the high costs and union labor. Does not say what premium she is OK on her end, just a generic statement she can bring the costs down with cutting red tape - Unlike other local races, Bass/Raman race is strictly local, no discussion over things non-LA related. There's barely any personal attacks, style arguments, affiliations, connections to people... It's basically as close to a policy differences as you can get.
Nithya Raman sits down with Jason Oppenheim, Graham, and Jack to debate rent control, homelessness, and where LA’s money actually goes Full Episode Here👇

I didn't grow up overly Republican. And I think both parties have creative ideas to solve problems. However in my adult life, there is no question that the vast majority of extreme rhetoric and policy has come out of the left. It is to the point where many Democrats in this party have been surprised and are now calling it out. Daniel Morgan is a fantastic father, husband, businessman. He gives all the credit to others and his wife. He introduces people to allow them to grow. He's honest and straightforward. He's funny and creative. I suppose when the opposing party has nothing to offer, they will resort to personal attacks. Says everything you need to know about this race.
This is very disappointing. My family has been threatened, my wife has been subjected to racist comments, and I’ve been attacked over my appearance. Now we’re being called fascists in front of a large crowd. Disagree with my positions all you want. That’s part of running for public office. But there’s a difference between debating policy and encouraging this kind of hostility. In 13 days, this election will be over, and we’ll all still be neighbors. We can disagree about the future of Costa Mesa without treating each other like enemies. Let’s focus on the issues facing our city instead of rhetoric designed to divide us.

Celebrities like Angelina Jolie are selling their Los Angeles homes for millions below asking price. Others like Aaron Paul are even choosing to live in faraway countries rather than spend another minute in the city. It’s not just a Hollywood trend, either: LA County as a whole lost roughly 54,000 residents last year, the most of any county in the US. Why? Government regulations and ineffective socialist property taxes, of course. LA’s “mansion tax,” which puts a 4% tax on property sales above $5 million to fund “affordable housing,” has inadvertently suppressed the sale of 9,100 homes, cost the equivalent of 16,650 construction jobs, and a class of small-time developers are getting crushed. Meanwhile, the city has spent only about 10% of its collections from the tax, and on deeply questionable projects: one is an $800,000 per unit development that still hasn’t broken ground after 4 years. In addition, condo construction, historically a stepping stone to homeownership for middle-class families, has collapsed by roughly 90% thanks to other burdensome regulations. All of this, of course, comes as the Palisades remains largely unreconstructed. @nicolewizman1 breaks down how LA destroyed its housing market, triggering a massive exodus 👇

✅ From 2009 until 2025, taxes have increased in California 173.7% ✅ The population increased 6%. Be more efficient with our money.
The poorest billionaire in California will make about $300 million this year. If we pass the CA wealth tax, he will only make $235 million. In exchange, millions of the poorest Californians will get health insurance. That's the tradeoff billionaires are not willing to make.

Random non-Real Estate related thought after watching a bunch of NFL this weekend. Why is playing offensive lineman so difficult? You are huge, incredibly strong and your only job is to put your hands on the guy that's directly in front of you for 4 seconds or less. Why do so many fail at what seems like a relatively achievable task given their size?

A small infill developer shared their pro-forma with me. Fees amount to *20%* of total project costs. Mortgages for homebuyers will be be at least $1,212 / month more expensive. If CA Democrats want to advance an affordability agenda, start by cutting housing fees.

I have been scratching my head at this politician for years now. I haven't heard him speak frequently. But I see him post, and come up with ideas that my mom in her kitchen with her friends might talk about over a cup of tea at the age of 70 years old. My mom does not have an economics degree or have a staff of educated professionals to tell her that her ideas, although well meaning, are absolutely ludicrous and will lead to financial ruin. This guy has that. I have to wonder and I mean this not politically, what the hell is going on in the Democratic Party that there aren't adults in the room to clear unbelievably poor economic ideas from the mouths of literally every democratic leader I have heard in the last decade. Before anyone yells at me, Trump's tariffs are idiotic as well. He's not a traditional conservative. I consider him a Mercantillist. But to go on CNBC, and this is what your idea is? I mean you're just saying veterans because you think it will talk at the heartstrings of Republicans. I'm just a guy, in California, trying to make my way through life, and I rarely feel like I see a politician or even a journalist that isn't so biased that they can't put clear ideas together that are backed up by data. I really shouldn't be smarter and more logical than the leaders of my state in my country. I don't want to be. I should be blown away. @RoKhanna respectfully, please don't run again for Office. Please don't balance your own checkbook. Just retire and stay away from anything financial. You're probably a nice guy. But you're a mile wide and an inch deep.
Ro Khanna had a rough morning on Squawk Box. When Joe Kernen asked him how he would make “succeeding in America easier,” Khanna pitched his idea for expanding zero-down, low-interest mortgages to everyone. It didn’t go well. CNBC’s Becky Quick immediately started poking holes in the premise. KHANNA: “Here’s one proposal you may actually agree with. For our veterans, we give them zero down payment and low interest loans.” “I say if you work seven years, you got to work, you get zero down payment and low interest loans for your first home. And we make home buying possible for people by 35…” QUICK: “People who aren’t veterans?” KHANNA: “People who aren’t veterans. Expand it, to expand the program. But you got to work for seven years. Here’s another idea. I have…” QUICK: “But…zero percent loans, I mean, that’s a…if interest rates rise beyond where they are right now, you are talking about a huge program.” “I get it for people who have served their country, I absolutely think that they should get those things. Those of us who haven’t, maybe not.” Quick had gotten to the root of the issue. Democrats love to say things that sound good in theory, but don't work in practice. Simply expanding programs without actually thinking about the cost to taxpayers is not a “win.” Quick’s message was that Veterans who have served their country absolutely deserve these benefits, but expanding them to everyone is not really feasible.

Now instead of homes being overbid by 500k, they will be overbid by 550k over asking.
JUST IN: First-time homebuyers could get as much as $50,000 for a down payment on a house, under a draft bill to be introduced by Senator Jeff Merkley and cosponsored by Senator Ron Wyden, per Axios

15 years ago, if you did the responsible thing & bought $10,000 of 'risk-free' long-term Treasuries, you'd have $11,072 today. If instead you spent $9,995 on drugs & $5 on bitcoin, you'd have $42,778 today.

Leftist logic here is completely deranged So the Sydney Sweeney ad “set women back by centuries" but sex work is real work, industrial-scale porn is empowering and doing OnlyFans is feminist progress? Meanwhile the thing actually harming women’s sports - men in women’s sports, scholarships, locker rooms and records - barely registers as a problem. Makes no sense

Curious how the city spends so much money on construction? Here’s a union scaffold shop, working at 9:30 pm, using brand-new lumber to erect…a sidewalk shed. Every possible decision here has been designed to maximize cost.

Misunderstanding is an understatement. There are influential, powerful people that believe things that are literally, mathematically untrue.
There is a misunderstanding of the benefits of markets across the political spectrum right now and it’s making us all worse off.
