How to value current home prices.
Take payment at purchase
Adjust for inflation
Back into the price
That's the value of the house

The housing market doesn't crash overnight.
It freezes first.
Step 1: Buyers disappear
Step 2: Listings sit longer
Step 3: Builders cut prices
Step 4: Owners get trapped
Step 5: Short sales rise
We're somewhere between Step 2 and Step 3.

Randy Weaver was a Green Beret and Vietnam war veteran, but that didn't stop the U.S. Marshall's, ATF, FBI, or USBP from killing his son, shooting his wife in the head while she held their baby, or his dog.
All over a sawed off shotgun that is legal today.
The housing market is about to implode and with 30 year mortgages approaching 8% there’s nothing Trump, the Treasury, or the Fed can do to stop it

People are saying this isn't 2008
Correct, its MUCH worse.
UPDATE: As of this morning, 43.4% of all US homes for sale are now undergoing price cuts.
This is the highest read all year, up an additional 70 basis points from this time last week.
Two tiers continue to emerge at the top of price cutting behavior.
Tier 1 (highlighted in white) - Danger zone:
Oregon: 52.3% (+96 basis points week on week)
Colorado: 52.1% (+1.2% week on week)
Tier 2 (highlighted in blue) - Elevated on watch zone:
North Carolina: 49.1% (+82 basis points week on week)
Indiana: 48.9% (+62 basis points week on week)
South Carolina: 48.4% (+20 basis points week on week)
Texas: 48.2% (+62 basis points week on week)
Utah: 47.8% (+20 basis points week on week)
Arizona: 47% (flat week on week)
Notably, the rate of acceleration in the tier 1 danger zone states of Oregon and Colorado is outpacing tier 2.
Available housing inventory is fully recovered to pre-covid
Mortgage rates are 350 bps higher than 2019
Sellers outnumber buyers by the highest gap in > a decade
Sellers still think they can still get peak 2022 prices
Who do you think persists the stalemate longer?…
Buy side who quite literally can’t afford to buy a house at current prices even if they want to
or
The growing list of sellers who are getting increasingly desperate to offload their property for a variety of reasons

Credit card balances in serious delinquency of 90 days or more past due has surged to 13%.
This is the worst delinquency rate seen since peak distress in the Great Recession of 2008.
1 in 10 Americans are now in default on their credit card loans.
Despite Trump's claims that the American economy is booming, the U.S. trade balance has been collapsing.
For August it came in at -$105 billion.
Initial tariffs gains have been totally wiped out.
The last time we saw a collapse like this was after Trump won the 2024 election.

Pending home sales in the US have moved down to their lowest level since April 2020, a month where much of US economy was shut down. The housing market is essentially frozen.

I told you guys three years ago at least that the STR‘s and vacation homes would be the first out of the housing market.
A family will fight tooth and nail to hold onto a primary residence. That beachfront condo that just got a $40,000 HOA bill? Not so much.

Saw the confession about retatrutide turning a gay guy straight after 11 years and decided to share my experience.. 33F in a 2 year serious relationship, was borderline obese, lesbian since I can ever remember.. Took reta for the last 12 months and slowly but surely incrementally & then exponentially I have become repulsed by my partner. I thought it was just a phase as things have been tough at home, but every month the feeling grows stronger and now i literally loathe the moment she comes back from work. I know with certainty I want to breakup and the idea of being with another woman is not at all appealing. Seeing that post made everything make sense, this needs to be studied asap for all the young americans that were influenced by the woke movement

Everybody who bought an Airbnb in 2021 is trying to sell it to me
I own 55 rentals so I'm on every cash buyer list in four states. Those calls used to be about dead grandmas' houses. This year it's guys with a cabin, a hot tub and a spreadsheet that stopped working
I've bought zero of them. Here's the call I get about twice a week:
Cabin outside Blue Ridge, Georgia. Bought in 2022 for $585,000, 20% down, investor loan at 7.25%. The agent's rental projection said $92,000 a year. Last year it did $51,000
His side of it:
Mortgage, taxes, insurance: about $3,850 a month
Manager takes 20%: $850
Utilities, wifi, hot tub guy, firewood, the stuff guests steal: $600
Out: $5,300 a month
In: $4,250
He writes a $1,050 check every month to own a place he's slept in four times. He wants $560,000 and thinks he's being generous
I run one number on any house before I look at a photo. What would a normal family pay to rent it for a year, divided by the price. I want 1% a month or better
That cabin rents to a local family for maybe $2,300. $2,300 / $560,000 = 0.4%
The house I paid $23,000 for in Ohio rents for $925. That's 4%
An Airbnb gets priced like a business, and the business is nightly bookings. When the bookings go, what's left is a 3-bedroom 40 minutes from a grocery store, and it's worth what a 3-bedroom 40 minutes from a grocery store is worth. For his cabin that's about $330,000. He owes $450,000
That gap is why they call people like me. A regular buyer can't get it to appraise, and he can't sell it for what it's worth without bringing six figures to closing
What happened to the bookings, same story in every market I get calls from:
Everybody bought in the same 18 months off the same projections, so one county went from 2,000 listings to 5,000
The same tourists got split between all of them
Cities started capping permits, and a house that loses its permit loses a third of its price that week
Cleaning fees got so stupid people went back to hotels
If you're about to buy one, do it in this order:
1. Long-term rent test first. If a 12-month tenant doesn't cover the payment, you're buying a job that depends on strangers' vacations
2. Get the real booking history out of the seller's Airbnb account. The projection in the listing is a guess from someone who gets paid when you close
3. Call the county about the short-term permit. Does it transfer, is there a cap, is there a vote coming
4. Price it like the permit dies. If that number scares you, that's the real number
If you already own one and it's bleeding, put a 12-month tenant in it now. $2,300 against $3,850 hurts a lot less than $0 in February, and "tenant in place" sells to investors. "Vacant cabin with a hot tub" doesn't
My most boring house has paid me every single month for three years and nobody has ever left it a review
