Ran the numbers on a $500K house at 6.75%.
Live there 7 years, then sell.
-Monthly payment: $2,594
-Total payments: $217,929
-Interest paid: $181,079
-Principal paid down: $36,850
Seven years of payments and you own $36,850 more of the house than you did on day one.
Add property taxes, insurance, maintenance, closing costs and the 6% to sell it, and roughly $355K is gone for good.
You walk away with about $215K of equity, most of it your own down payment plus appreciation.
Now the other path.
Rent at $2,900/mo (rising 3%/yr) for the same 7 years: about $268K gone.
Take the $100K down payment and put it in the S&P 500 instead. Using the actual last 7 calendar years of returns, including the -18% year in 2022, that $100K is sitting at roughly $305K.
$305K in a brokerage account vs $215K in a house. And the renter spent $87K less getting there.
Before anyone yells: the last 7 years were one of the strongest stretches in market history. Run it on the 2000s and the house wins. This is a backtest, not a forecast, and past returns don't promise anything.
But "renting is throwing money away" is a bumper sticker, not a spreadsheet. Run yours before you sign.
If ārenting is a scamā please let me know your thoughts on the following:
- Median duration of homeownership is 12 years (many homeowners spend most of their ownership paying mostly interest each payment)
- Many overlook maintenance costs, property taxes, and transaction costs
- Home equity is usually not as asset funding retirement (outside of downsizing, borrowing against, or becoming a renter)
- When excluding home equity, the median homeowner STILL has significantly more wealth than a renter

Listening to a podcast where @FranWalsh73 and his partner share how people vocally doubted the possibility of success when they started their own firm.
Reminds me how grateful I am for the people in my life who have only cheered and supported me on my path.
Claude just got me 3 financial advising referrals.
I have a client that has a son that is a professional athlete in a niche sport (sorry have to be vague).
Anyway, I had this idea to get claude to always get alerts every time his son's name pops up or does something and then give me notifications with the link to tweet/article and then I send the client a text:
Something like: "Wow, this video of Jack is amazing!!!"
Did this for a few weeks now. The client just called and said he loves that I see videos before he does. And now there's 3 other athlete families that he knows that all need planning help and that he's group texting all of us.
Once again, you are not using AI enough.
If you want to become an advisor/CFP and just about to enter college, please seriously consider accounting as your major.
I'm begging you.
āWill Anthropic IPO at $2T???ā
I use Claude every day. I can confidently and proudly confirm that I am part of the $16.8B that Anthropic generated in revenue last quarter.
There are mixed feelings right now about the timing and valuation for their IPO next month. They are aiming to list at the largest valuation in IPO history at a reported $2T.
That would beat the standing record holder (SpaceX, $SPCX, priced at $1.77T in June) by $230B.
I donāt own any equity in Anthropic, but we have clients who do. And so many more investors want in on the IPO.
We are making everyone read the S1. Donāt just read the popup articles or clickbait pages. The url is at the bottom of this post.
Their revenue has arguably grown faster than any company in history. They made $41M in 2023. Now they make $41M in about 6 hours. I really feel like that isnāt registering for the funds and investors poking this IPO with a 31 ft stick. This company makes its entire 2023 revenue every 6 hours. (2023 was 3 years ago.)
If that math is now mathing, then I do understand and like the rebuttal of āHow on earth can that pace continue?ā Short answer: it canāt. And thatās ok. Antās valuation exploded 500x in 3 years. Thatās not normal. If it does IPO at $2T, I can safely say it will not 500x over the next 3 years to $1Q (thatās 1 Quadrillion wtf).
So for the people that just buy stocks off vibes trying to understand āhow much and how fast can this actually grow,ā youāre looking at this wrong.
This is a company that has AT ALL COSTS exploded their revenue. Their net loss for H1 2026 is $80.7B, after $42B in all of 2025. Theyāre running the Russ Hanneman playbook and throwing all the gasoline on the fire that is the ALMIGHTY TOPLINE, because they know that number by itself is the anomaly. They raised money with convertible notes and SAFEs that get remeasured every time the valuation jumps. (Yes, roughly $72B of the loss is remeasurement.) But that is the visible price of how they financed: in six months they transferred about that much value to note and SAFE holders. Call it non-cash all you want, itās pre-IPO dilution being marked to market. The people absorbing it are the Class A buyers at $2T.
Yet, Iām less worried about that net loss than I am about the $450B of compute deals Ant has signed with the cloud giants. These deals are mostly not cancellable. They have to be paid. And Ant has roughly $35B of trailing revenue including the reported Q3. Thatās 13x committed costs. Ant clearly expects revenue to *checks notes again* keep exploding, but itās risky. And the suppliers who can kill you are the competitors who want to.
HOWEVER: from mid 2025 to mid 2026, the operating loss SHRANK from $2.1B to $693M while revenue grew 14x. Companies do not shrink losses during hypergrowth.
And yet, what if everyone has it backwards: the debt IS the bull case. Calendar 2026 hyperscaler capex is guided near $800B, with $380B of compute, heading past $900B by 2028, funded increasingly by bonds ($220B of issuance), $820B of off-balance-sheet leases, and pc. Every dollar of that borrowed capacity must be filled or the debt doesnāt service. Ant is the highest-monetizing enterprise workload in existence. The hundreds of billions hyperscalers are borrowing are essentially pre-funding Antās customers, who are 9x-ing their spend (900% net revenue retention, a number nobody has ever printed before).
āITS AN AI BUBBLE!!!!ā I get it. Everyone shares the viral circular-money picture: debt raised by hyperscalers, dollars flowing from Amazon and Google to Ant and back again. I think the picture itself is the proof of the bet. Amazon, Google, Microsoft, Oracle, Meta etc. are all saying āWeāre going to be the leaders for every business, person, dollar that wants AI.ā They are betting that you and I are going to 100X the amount of time we actually spend with/on AI.
Donāt listen to me or anyone else, go read (& learn fundamental investing) and make your own opinion.

BIG ANNOUNCEMENT! šØ šØ šØ
We have been keeping a HUGE SECRET. Weāve been planning the biggest surprise event for almost a whole year for financial advisors that are building the best practices in the US.
Our podcast, Advisor Freedom, has (amazingly!) exploded over the last 18 months and has been so much fun to run.
We thought the greatest way to celebrate that is to do the opposite of what every podcast seems to do (World Tours) and instead host an awesome and massive event for incredible financial advisors in Austin TX!
Soooo, we are excited to host the Inaugural Crossover Retreat!
I am obsessed with learning from other financial advisors (especially these superstars) on how theyāre building their practices, growing their firms/social media reach and utilizing AI everyday.
Thatās exactly what Crossover is for. Sharpening with and learning from some of the best minds in the same room.
If you want more info comment CROSSOVER and I'll send you info and event details.
Big thank you to our sponsors: @JumpAdvisorAI , AdvisorCRM , InfluenceLab and Momentum Media
Excited to explode with this yearās cohort!

I spent the last 15 months hounding the best advisors who create content. In November, 12 of them are joining me in Austin.
Iāve always had a love-hate relationship with conferences. The best thing I get out of them is the conversations with other great advisors, so we decided to build a retreat to create and solely focus on those conversations.
We're calling it the Crossover Retreat, and hereās whatās on the agenda.
⢠A sunrise 5K along Town Lake
⢠Breakfast with a (super special) surprise guest speaker
⢠Golf
⢠Meals at the best restaurants Austin has to offer
⢠Conversing and learning with and from some awesome advisors running amazing practices
And, of course, two main sessions:
Start to Service:
How each advisor brings clients in and serves them, and the one content format that has actually driven business.
Building the Machine:
Pulling back the curtain on everything behind the scenes in ops, investment management, compliance, marketing, hiring and running the practices/firms.
Everything is set up so advisors can be open and honestly share whatās been good, the bad, and the ugly.

How seriously should I be examining these 'leaks' of Anthropic's S1?
I want to rip it apart but how legit are they?
Then again, is Anthropic just 'accidentally' leaking their biggest financials out to get a consensus on a mkt cap and IPO price?
Looking at my outfit options today that also coincides with the biggest meeting of my career with a Family Office.
What do you guys think?
