How broken is the housing market?
My buddy rents a 3 bed, 2 bath house in LA for $8,500/month
His landlord just offered to sell it to him directly for $2.3M before putting it on the market
He asked me if he should do it?
So I did the math with him
With 20% down, his total payment would be over $15,000/month
That's around $7,000 more than his rent. For the same house
To keep his payment at $8,500/month, he'd need to put $1.5 MILLION down
Read that again
He needs $1.5M in cash just to pay the same amount per month he's paying right now renting
Before you think about buying a home, do the math

Pattern Recognition is the form of intelligence that causes the most stress.
You will see things that others do not.
You'll feel crazy.
Things will be *so obvious* to you, and others will just deny it.
Not to mention an AI isn’t going to figure out the patient has Münchausen syndrome and is bat shit crazy. It’ll keep telling them they definitely have the obscure parasitic infection only found in the depths of the Congo.

The eternally-validated Camille Paglia on the Cornell case.
"The sexual revolution must be undone because middle-class women can't handle it. They cannot take responsibility for their own actions."
Absolutely insane
🚨 At tonight’s Harvard Medical School event, artist-in-residence Roxane Gay responded to a question about the health insurance industry with “Free Luigi.”
Minutes earlier, Gay admitted she uses concierge medicine after deciding to “throw money at this problem” and “buy my way out” of ordinary healthcare.
Gay, incidentally, is former Harvard president Claudine Gay’s first cousin.
We all know Harvard is morally bankrupt at this point, but this was a great reminder.

This hijacking story is INSANE but I’m looking forward to hearing the terrorists side of the story on Miss Rachel today.

I think these guys are gross, unethical creeps who deserve shame and judgement from their families and communities, but I also don't believe what happened constitutes "rape."
There needs to be some understanding of and differentiation between "bad behaviour that should be judged and condemned" and "criminal behaviour."
We've been through this already with #metoo. Do we really need a repeat? nitter.cf/NickFondacaro/status/2…
Sunny Hostin, a former sex crimes prosecutor, actually defends the Cornell 7. She argues that under New York State law, the girl consented and that the media is "reporting this story inaccurately. I think they're reporting it unfairly."
"The pictures of these young men who have not been charged, not been adjudicated are being plastered all over the internet," she decried.
The guy was so wasted he couldn't even stay awake while getting blown.
If a woman was so drunk/high she was nodding off while having sex you'd 10000000% call that rape and that she couldn't possibly have consented to the encounter at all.
His doctor was trying to save him from an invasive and unnecessary procedure based on the best data we have. But Dunning-Kruger here thought he knew better than the cardiologist.
Replying to @DaveShapi
100%. I told my cardiologist that I’d been tracking my hard calcium with annual CT scans and it had been going up. I told him I wanted to get a full evaluation with CTA to see my soft plaque. His initial reaction was that I was fine and that I just needed to increase my statin from 5 MG to 40 MG. I said no and insisted on the full evaluation. He shook his head and reluctantly wrote up all my tests. That was in April. My results came back with 70-90% blockage in both my RCA and LAD. Today I have 6 stents and am recovering nicely. Never had symptoms and blood work was fine. Doctors today would rather write a script for more meds than truly evaluate you as a patient. You have to advocate for yourself and use the system for what it’s there for. To service you.

This is long overdue.
He’s not banning the degrees. If you want to study african-american history or music theory, you still can. You simply need to pay for it or apply for private student loans.
The student debt crisis in this country is insane and so many degrees today are absolutely useless. The reason college is so expensive now is because the US government started backing the loans. Obviously the universities were going to start charging $200k, because their customer is now the US government instead of the music theory kid.
Taxpayers should only be subsidizing, and therefore incentivizing, degrees our nation actually needs: doctor, engineers, etc.
Trump is banning students majoring in degrees that don’t make enough money from taking out college loans. Degrees for social work, art, religious studies, teaching aides, and music will be hit the hardest. trib.al/NmmAzhf

people are going to freak tf out about this but Idk how you justify strapping an 18 year old with 100k+ debt for jobs that make $20k a year

White men overwhelmingly serve in the combat arms, make up the most deaths and injuries during combat (in absolute and per capita numbers), and are net taxpayers into the system. All while facing cradle to the grave discrimination.

2 Muslim doctors have been performing illegal surgeries on young girls in Minnesota as part of “Shia Muslim religious practice”
“Security camera footage, some taped phone conversations and the testimony from 2 very young girls who say they were taken to that clinic where they experienced unthinkable pain”
They were performing Female Genital Mutilation, “it will be in that hearing when more will be presented about religion, culture, tradition versus federal law that prohibits the cutting of the genitals of young girls to keep them from being sexually active later in life.”
“They do have a very strong religious belief.”

If I’m on my phone between sets, I’m not “wasting time.”
I’m waiting the 3–5 minutes the data says you need for strength and hypertrophy on heavy compounds.
Rushing to 60 seconds so you look busy just tanks the next set. What exactly am I supposed to be doing for those 3 minutes that’s better than this, anyway? And how does any of it affect your workout?

JUST IN: Lawyers are telling us that some of these migrant-only welfare programs violate American civil rights law. It's for @CivilRights to crack down.
EXCLUSIVE: California has created a shadow welfare system for illegal aliens. Free housing, cash, healthcare, food, phones, college tuition, even car insurance—costing taxpayers more than $10 billion per year.
We went inside the system and exposed it all.

NYT now confirms it.
He knew about Oct 7.
He stood down IDF posts.
He moved a festival of kids a mile from the unmanned IDF line.
He slaughtered his own people to justify slaughtering 100 times more Palestinians.
It was all by design.
An evil beyond imagination
The NYT confirms Haaretz's report that Benjamin Netanyahu was secretly warned before Oct. 7, 2023 by the Emirati president that Hamas planned a major attack, per 2 sources
The warning was not shared with Israeli security chiefs, per 5 ex-officials
