Here’s My Monday Marketing Update. This isn’t a doom and gloom market. It’s a market where strategy matters. North Alabama buyers have more homes to choose from, but attractive, accurately priced homes are still selling. The greatest challenges are facing homes that are overpriced, need updating or are competing directly with new construction. Builders are competing aggressively. Davidson is advertising rates starting around 3.25% on select homes, while DSLD is advertising an initial 4.99% rate through a 2/1 buydown, plus up to $12,000 toward closing costs or a rate buydown on qualifying purchases. Nationally, 65% of builders are using sales incentives and 43% reduced prices in October. For buyers: Compare the complete monthly payment and available incentives not just the price. For sellers: Price correctly, present the home well and consider an incentive that helps lower the buyer’s payment. The market is still moving. Another big step for Jonathan today… opening his own checking account! My banker was so patient and kind, taking the time to walk him through everything. He’ll also have a credit card with a limit tied to his deposit so he can begin building his credit and learning to manage his money. 📊 2025 vs. 2026: What Are the Huntsville Market Numbers Telling Us? September showed a cooler but still active housing market in Huntsville and Madison County. Closed sales declined from 711 last September to 627 this year, while the median sale price moved from $345,000 to $335,000. At the same time, inventory increased 5.6% to 2,814 homes, giving buyers more choices. Despite those shifts, homes averaged 41 days on the market, only one day faster than last year and 923 properties were pending. The takeaway: Buyers have more breathing room, but appropriately priced and well-presented homes are still moving at nearly the same pace. For sellers, accurate pricing and strong presentation matter more than ever. For buyers, the additional inventory provides more opportunity to compare homes and negotiate confidently.
