One step further: a SMALL sub-institutional shop has the added benefit of low overhead
So just a few quality deals a year can sustain some growth for the biz
If you can generate alpha, even w/o scale, you can still come out alright or better despite a tough buying environment
In storage, you drive around the facility and count locks during DD.
And then go to each nearby facility and do the same thing, to get a sense of market occupancy.
Covid work-from-home is the entire reason I have a real estate business today.
A flexible W2 job is the biggest cheat code. Don’t undervalue it. Don’t be in a rush to leave it.

This whole “tweet controversial stuff for the algorithm” trend is kind of making Twitter a shitty place.
Feels like there is much less educational content on here than ever before.
Have your kids join their high school speech & debate team.
Hands down, there’s no better place for a kid to learn communication, research, and public speaking skills.
While also developing a drive for competing and winning.
Biggest lie: “Find a good deal and the money will follow”
That’s BS. For better or worse, raising capital is heavily tied to the sponsor’s ability to market & sell the opportunities.
The fundamentals of your “good deal” are nearly irrelevant unless you’re able to communicate them in a clear, impactful way
That’s one reason why new sponsors struggle to raise capital. Those communication soft skills develop from years of experience of building trust and confidence.
No one tells you that building a self-storage investment business primarily just involves troubleshooting issues with gates. Every. single. day.

When I had rental houses, I would introduce myself as the “property manager”. Never as the owner.
“Man I’d love to let you bring your 3 pitbulls into the home, but the owner said no. Sorry!”
Made tenant interactions much easier
Here's a fun (and absolutely chaotic) story about a storage facility that we bought and then sold 5 months later:
Here is what we did:
- October: Purchased the property for $500K
- November: Raised rents on all tenants. Monthly revenue up nearly 50%.
- December: Listed the property for sale.
- February: Sold for $625K
Paid off the short term loan, and profited close to $100K.
