SF Nimbys: "we don't have space for more homes, if we did...what about traffic!?"
Developers: "ok, how about we put 5,000+ homes on top of an ugly railyard, rebuild the train terminal and add lots of shops".
SF Nimbys: "f*ck"
One of San Francisco's largest redevelopment projects could completely transform nearly 19 acres of land near Downtown.
Plans are moving forward for the redevelopment of the Caltrain Railyards at 4th and King in SoMa.
The project could include:
• Up to 5,834 apartments
• Up to 5.6 million SF of commercial space
• 160,000+ SF of retail
• A completely rebuilt Caltrain station
• More than 4 acres of public open space
• Multiple skyscrapers reaching 350 to 600 feet
• A potential 850-foot tower
This land is currently occupied by railroad tracks, platforms, maintenance facilities and the existing Caltrain station.
The proposal would modernize the transit infrastructure, relocate train storage and maintenance, and create an entirely new mixed-use neighborhood above and around the station.
Thousands of people could be living, working, shopping and spending time in what is currently a massive rail yard.
And all directly connected to one of the Bay Area's most important transit corridors.
The project is now entering environmental review, with construction potentially starting in 2029 and taking 15 to 20 years to complete....
There's obviously a long road ahead, but I love seeing developers think this big about underutilized urban land.
This could completely reshape SF.

My close friends who live in sprawling suburbia have each indicated to me that they really want walkable destinations like this in their neighborhoods.
They hate the process of loading kids into car seats to travel to coffee shops, grocery stores, breweries etc.

The greatest mistake of modern America was failing to continue building housing in order to satisfy those who already had theirs.

Man I've been making the YIMBY case against fossil fuels for 15 years and now Chevron just comes right out and ... writes a giant check to the NIMBY.
Folks it doesn't get more on the nose than this. NIMBYism benefits the oil industry.
NEW: Chevron just gave $50,000 to support LA Mayor Karen Bass — and defeat Nithya Raman.
"They view Karen Bass as someone who they can work with, someone who will protect their interests in L.A. And they view Nithya Raman as a threat to fossil fuels." climatecoloredgoggles.com/p/…
Golf near transit is absolutely worth asking questions about.
Meanwhile, in LA, we’re collecting signatures to help ~400 homes move forward after a golf course was designated mountain lion habitat…
Sometimes housing obstacles really are this absurd.

“Our outdated building codes don’t allow for single-stair housing which is smaller apartment complexes, condos, it’s a great entry point for home ownership.
I worked with Republicans across the aisle. We repealed that outdated regulation.” @jamestalarico

we should have more 3+ bedroom homes that families can afford in the city

Incidentally, Judge and I met at an SF YIMBY party (thanks, @yimbyaction) in the autumn of 2019.
Two years later I read his “Sprawl Is Good” essay in the Breakthrough Journal (@TheBTI) and could not resist the temptation to spar with an essay in the journal of my own.
Ultimately, Judge convinced me that sprawl is mostly a byproduct of revealed preference, not hidden coercion, and that it works as a means to keep housing costs down.
Six months after that we joined forces at the Manhattan Institute, giving unintended credence to @apmechan’s point on density’s spillover serendipity. Would not have happened without our initial connection having been made at the party.

More homes near transit?? Yes, please!
AB 2074 would let San Diego and six other big cities build up to 150 feet, and 450 in some districts, near transit.
More homes where trains already run cut commutes and emissions.
The bill is now signed.

Do mountain lions play golf? 🤔
When a housing project gets stalled by a golf course’s alleged mountain lion habitat, it’s worth asking some questions.
Tell LA City Council to show the evidence and let these homes move forward.

🧵 Do mountain Lions golf? 🦁⛳️
A 398-home project at Woodland Hills Country Club has faced multiple attempts to sidestep CA housing law.
This is how cities are finding new ways around laws designed to make it easier to build housing.
