📊 2025 vs. 2026: What Are the Huntsville Market Numbers Telling Us? September showed a cooler but still active housing market in Huntsville and Madison County. Closed sales declined from 711 last September to 627 this year, while the median sale price moved from $345,000 to $335,000. At the same time, inventory increased 5.6% to 2,814 homes, giving buyers more choices. Despite those shifts, homes averaged 41 days on the market, only one day faster than last year and 923 properties were pending. The takeaway: Buyers have more breathing room, but appropriately priced and well-presented homes are still moving at nearly the same pace. For sellers, accurate pricing and strong presentation matter more than ever. For buyers, the additional inventory provides more opportunity to compare homes and negotiate confidently.
