‼️Today the House Finance Committee will hear a bill that would allow local governments to:
1) Tax vacant residential properties for being vacant (in addition to property tax) and the money raised has to be used for affordable housing
2) create RTD-style regional Housing Tax Authorities to jointly tax residential property
Vacant is NOT defined in the law.
Short term rentals are excluded.
There are so many things wrong with this law, first and foremost empowering cities to ADD more taxes on homes based on it being vacant. Based on how you, the owner, choose to use it. On your lifestyle. On circumstances entirely out of your control.
Since vacant is not defined, here are some scenarios that could be subject to additional tax. Why might a home be unoccupied for some length of time?
—military deployment (tax those who serve!)
—people in rehab programs (tax grandma while she recovers for 6 months from surgery, or a car crash victims learning to walk again)
—people who’s job sends them out of state or the country from months or years (screw them, add a tax!)
—people visiting family out of state to help care for a new baby, a sick relative (screw you! Tax them)
—saved all your life for a long trip? (Screw you! Add a tax!)
—sick of winter and want to live part-time here and part-time elsewhere? (Screw you! Add a tax!)
—trying to remodel and your permits or inspections are taking ages, your contractor quit or things out of your control cause delay? (Screw you! Add a tax)
—had a tenant destroy your property and now Hazmat remediation is required? (Screw you, add a tax!)
—death or divorce keeping property in limbo? (Screw you! Add a tax!)
—in jail, serving your time?
—Got a kid graduating from college in May? Want to leave your condo vacant so he can move back to town? (Screw you! Add a tax!)
The absolute greed and hubris of these legislators to try this is beyond me.

Earlier this year, as the Federal Government decided to stop taxing overtime, the Colorado Legislature passed HB25-1296 to CONTINUE taxing overtime wages in Colorado.
This egregious assault on Colorado workers led to HB25B-1020 Additions to Definition Federal Taxable Income being introduced during this year’s Special Session.
House Bill 1020 would have repealed taxes on overtime wages, providing Colorado workers with much-needed relief.
Natalie Menten and Brandon Wark were the only two individuals to testify in support of this bill during the August 21st Committee Hearing, speaking alongside two pro-taxation organizations that opposed the bill.
In this video, you can watch and listen to Natalie and Brandon’s testimony. I hope this encourages you to get involved with our State Legislature, and show up during the 2026 Regular Session.
Of course, HB25B-1020 was killed by the Democratic Majority, ensuring that Colorado workers will be taxed on their overtime wages.
The people of Colorado need to know what’s being done to them by the irresponsible and authoritarian State Legislature.

It's up to us! Coloradans have a Constitutional Right to Alter or Abolish our Government!
Colorado voters have rights guaranteed under our State Constitution.
And that includes, “the power to propose laws and amendments to the constitution and to enact or reject the same at the polls independent of the general assembly.”
Coloradans exercised that right in 1992 when they added the Taxpayer’s Bill of Rights (TABOR) to the State Constitution.
Thankfully, TABOR has been a roadblock to preventing excessive taxation, and out-of-control government growth.
The economic opportunity and freedom we have in Colorado, is in large part, thanks to TABOR.
Of course, that’s why greedy politicians want to repeal TABOR and grow the government to control more of our lives.
This year, we’ve seen State Legislators introduce a lawsuit to challenge the constitutionality of TABOR, and use the taxpayer’s funds in an attempt to overturn the will of the people.
In this video, Natalie Menten @ColoEngaged shares other examples of Citizen Initiatives that Coloradans have made into law, and explains how this right is guaranteed in the Constitution.
As we discuss, the people of Colorado have the right to alter or abolish our government, because the power comes from the people, not the politicians.
This is a great reminder of how our society allows the government to have power, but ultimately, we can take it back!
