I have been waiting 24 years for my neighbor David Westerfield to be executed for the kidnapping and murder of my 7-year-old neighbor, Danielle van Dam. And now thanks to @GavinNewsom, it looks like it will never happen. I was 13 when he abducted her from her bedroom in the middle of the night in 2002. I would never equate what I experienced with what her family suffered, but Danielle's murder devastated our whole neighborhood, and me personally. I was a sensitive kid and it was a major contributor to my mental health decline in adolescence. In the 20 days between her disappearance and his arrest, I developed insomnia and spent those nights walking around the house checking the locks on the doors and windows. I followed the trial closely. As we learned the horrific details, I couldn't stop thinking about what she endured during the 3 days he had her. Her body was found dumped off the side of a road 25 days after she went missing. It was too decomposed to test for sexual assault, but we all knew that's why he took her. He was also convicted of possessing child sexual abuse material found on his computer. There was never any doubt about Westerfield's guilt. There was an abundance of forensic evidence, including her blood on his clothing and in his motorhome. In 2019, the California Supreme Court unanimously upheld his conviction and death sentence. Shortly afterward, Newsom imposed his moratorium. And now he does THIS. California voters rejected abolishing the death penalty in both 2012 and 2016, and even voted to expedite executions. All these years, I've held on to the hope that someone would eventually take office who respected the will of California voters and would allow these sentences to be carried out. It's especially insulting to hear Newsom go on about morality, as if he is morally superior to those of us whose lives were affected by these heinous crimes and who want to see the perpetrators brought to justice. I'm hoping the California Supreme Court can stop Westerfield's commutation.
BREAKING: California Gov. Gavin Newsom has commuted the death sentences of all 548 people on the state’s death row to life without parole, in the largest mass commutation in modern U.S. history.

Just a normal day in Western Washington… when the salmon decide the road is their personal highway 🐟🚗💦 These determined little guys are swimming across the flooded Skokomish River road on their way to spawn. Drivers carefully go around them, and yes, there are actual “Drive Slowly, Fish Crossing” signs! Nature never fails to surprise (and melt my heart). ❤️

BREAKING: Fishtown Man Who Has Been a Sixers Fan for 14 Days Now Considered One of Philadelphia’s Leading Basketball Experts Frank, 32, of Fishtown, has officially declared himself a lifelong Sixers fan after watching nine basketball games and purchasing a $180 LeBron James jersey. Frank, who previously believed the NBA was a government agency, now spends six hours a day explaining why LeBron is the greatest player in Sixers franchise history. When asked about Allen Iverson, Frank said he wasn't familiar with his work but assumed he was a local tattoo artist. Frank lives in a $2,400-a-month apartment with three roommates, owns a bicycle worth more than his car, and has 17 tattoos, including a mushroom, a crying possum, and a toaster he got during a particularly difficult breakup. He works remotely for a company nobody understands, drinks $14 craft beers that taste like lawn clippings, and hasn't eaten a cheesesteak since 2019 because he believes bread is a colonial construct. Despite having never attended a game before October, Frank has already called for the entire coaching staff to be fired twice, demanded three trades, and started a podcast called The Process Is Personal. He recently informed a 68-year-old season ticket holder that Philadelphia basketball has always been about loyalty, something Frank understands deeply after switching from the Brooklyn Nets two Thursdays ago. At press time, Frank was explaining to a bartender that the Sixers should retire LeBron's jersey immediately, while asking whether Wilt Chamberlain was the guy who invented basketball.

Why should collectors pay huge fees just to sell to other collectors? We're building V2V around a different idea. Collectors helping collectors. Approved sellers. Lower fees. A community where trust actually means something. That's what VeeFam.io is about. What would make you switch marketplaces?

This is what the beginning of the surveillance state looks like in America Americans in Connecticut received a bill for additional taxes on their car because cameras spotted it in a different city A private company called Municipal Tax Service (MTS) is hired by cities to drive around and use automatic license plate readers on cars parked in different cities It then makes connections if that car lives in that area and sends the owner a bill for new taxes on that vehicle for being in the city The owner of this vehicle says she doesn’t live in that city, provided proof and says her car was only in a different city because her kid drives there for school MTS didn’t care and said that the proof didn’t matter and they had to pay it. They appealed to the city, the city said they had to deal with MTS But here’s the problem, MTS gets paid 38% commission on tax revenue they recover + $50 per vehicle billed to the owner. They made $9 million in commission in just one year from sending people additional tax bills So this company has no incentive to ever help you and just deny you, which they did Only after the mainstream media got involved would the city drop this one new tax bill which was false to begin with In America we now literally have private companies driving around scamming our license plates to tax us more money This is insanity and it needs to end

Well, that was unexpected. Kid Rock won over Bill Maher’s audience with an epic monologue about the degradation of the modern-day Democrat Party and how progressive politics are teaching kids to hate America. The moment the audience heard his final line, they erupted into applause. ROCK: “A Democrat’s never scared me being in office until just recently when all this crazy stuff has popped up.” “I think Bill Clinton loves the country. I believed Obama loved our country.” “Now these whack jobs are coming in here and I’m like, wait a minute… even if they don’t hate the country as a whole they hate a big portion of it, and they’re spewing this.” “And I believe our teachers have been a big problem, you know indoctrinating these kids for a long time now.” “We’re starting to see the fruition, they’re starting to raise up, I’m a victim and everything’s bad and America is just a big racist piece of sh*t country.” “Bad, bad America and we’re not celebrating what makes us great, which all of us being different and being together.” “Being the greatest country in the world!” It’s pretty seldom that a Republican gets cheers and applause from a liberal crowd with such an unapologetically patriotic message. This was a great moment.

Ric Campo, Co-founder and Executive Chairman of Camden Property Trust, had $250 million of cash and two properties under contract. Then the 10-year Treasury went over 5%. "If you can buy a 10-year bond from the US government... you can clip coupons and make five and a quarter, then why would you buy a four and a quarter, four and a half cap rate assuming it's gonna grow?" "There's a stairstep raise of the cost of capital of anybody investing in real estate today." Camden wasn't hard on the earnest money on either deal. "We just said, 'Sorry, but the world has changed. We're not gonna buy these properties.'" "I don't know what the price of real estate is right now. I don't know what it should be."
Today I sit down with Ric Campo, co-founder and Executive Chairman of Camden Property Trust $CPT. Ric and Keith Oden started the company in Houston in 1982 and took it public in 1993. We discuss: • How he and Keith Oden made a 45-year partnership work • What Paul Volcker told him that made him sell everything • How a dying deal in 2007 warned him the crisis was coming • Why he measures leverage by cash flow instead of value • Why he told his employees to turn off the TV in 2009 • Why Camden sold California to buy back its own stock • Why he walked away from two deals when the 10-year Treasury passed 5% • Why he's bullish on rents over the next few years • Why AI at Camden has to raise revenue or cut costs Timestamps: (00:00) Intro (01:00) Reinventing Yourself Every Few Years Over a 50-Year Career (06:24) Working Alongside Co-Founder Keith Oden for 45 Years (12:42) How a 1985 Meeting With Paul Volcker Saved the Company (17:23) Losing a $1 Billion Loan Commitment in 2007 (20:25) Creating Urgency in a Slow Industry and the California Sale (26:10) Selling California to Buy Back Stock at a Discount (31:50) The Real Advantages of Being a REIT (35:38) Why Camden Runs Low Leverage After Missing a $40 Million Trade (42:26) Leading 1,800 Employees Through the 2008 Financial Crisis (49:50) When Camden Knew It Had Survived 2008 (52:53) Why This Is the Most Unusual Multifamily Market in 40 Years (56:08) Why Camden Walked Away From Deals When the 10-Year Hit 5% (1:03:11) The Case for Rent Growth Over the Next Three to Five Years (1:07:52) How Camden Measures the Return on AI (1:13:22) Using AI for Predictive Maintenance and Site Selection (1:19:18) The Hardest Part of Running Camden Today

I've uncovered why LADWP water rates are skyrocketing. LADWP's supplier said water conservation was too successful, leading water use/revenue to collapse— justifying a 40% rate hike. They asked us to save water, so we did. But we saved too much, so they're spiking our rates.
An independent, non-city-affiliated audit of Los Angeles Department of Water and Power rates has been ordered by Mayor Karen Bass, her office says. ktla.com/news/local-news/ind…
