What if securing a development permit required more than submitting plans and paying a fee? Depending on the city or county, developers may be asked to take on additional responsibilities before a project can move forward—and those requirements can significantly affect the cost and scope of a development. This week on #FridaysWithGeorge, George breaks down a lesser-known real estate term that every developer should understand before starting a project. What unexpected requirement do you think could have the biggest impact on a development? #CommercialBrokersInternational

Ruh-roh… the CBI Gang got a Halloween makeover! 🔎 We traded our headshots for a little mystery-solving style. Between property tours and closing deals, there’s always room for a few meddling commercial real estate professionals. Who’s giving the strongest Mystery Inc. energy? 👀 #CommercialBrokersInternational

Starting a real estate career can feel like being handed a map with half the roads missing. I didn’t have all the guidance I needed when I began, so I decided to create something for the people coming up behind me. 🔗 Watch the full video: youtube.com/watch?v=GUnDkpxU… #JoeKillinger

“I’m doing everything I can.” I’ve heard that from plenty of commercial real estate agents. But when we take an honest look at how they’re spending their day, the real problem usually starts to reveal itself. CRE is already challenging. The way you approach your business can either make it harder—or begin creating momentum that builds over time. So, what’s on your daily schedule? More importantly, what’s missing? 🔎 Read the full blog: joekillinger.co/blog/why-are… #JoeKillinger

Reaching the right person isn’t always about having the biggest platform or the strongest connection. Sometimes, the difference between being ignored and getting a yes comes down to recognizing the right moment—and knowing how to make your opportunity relevant to theirs. 🔗 Watch the full video: youtube.com/watch?v=GUnDkpxU… #JoeKillinger

CBI works across office, industrial, multifamily, retail, restaurant, hospitality, land, and gas station properties. Our clients work with professionals who understand the specific factors that matter within their property type—from tenant demand and lease structures to site requirements, operating performance, and investment potential. Specialization matters because commercial real estate is about more than square footage and price. It is about finding the property, terms, or strategy that aligns with how the space or investment will actually be used. Ready to explore your options? Our team is here to help you make an informed decision. 📞 310-943-8530 | 🌐 cbicommercial.com #CommercialBrokersInternational

THIS WAS AN INTERESTING MOVE! Compass just raised the bar by 30%. Announced today at their RETREAT conference in New Orleans, Compass is increasing minimum production requirements for incoming agents by 30%. The numbers behind the move tell the story: → 72–77% of agents who left Compass had generated $20K or less in GCI over the prior 12 months → Meanwhile, they’ve kept 98.7% of their higher producers Translation: the agents who leave aren’t the ones driving the business. And the ones who stay want to be surrounded by people who perform. This is residential, but the lesson applies directly to commercial real estate. After 30+ years in this business, I’ve seen it over and over: headcount is a vanity metric. Production, collaboration, and culture are what actually build a brokerage. The industry is moving from “how many agents do you have?” to “how good are your agents?” Brokers, where do you stand? Quality or quantity? #CommercialRealEstate #CRE #RealEstate #Brokerage #AgentRecruiting #Leadership

I was reading the recap from GlobeSt.’s Multifamily Owners Forum, and some things stood out that can help an investor that is considering selling. Get your books in order. Not just the last three months. Buyers want the full picture, clean and easy to explain. Run the property like you’re never selling. Answer the calls. Do the tours. Follow up with every prospect. That’s how you grow NOI when rates aren’t helping you. Don’t renovate based on a guess about where the market’s headed. Fix what the property needs today. Last thing: clean up any loose ends before you list. The simpler the deal, the easier it closes. I’ve been doing this for over 30 years, and the owners who come out ahead are almost always the ones who got ready before they had to. Thinking about selling in the next year or two? DM and lets discuss now, not later. #CommercialRealEstate #Multifamily #CRE #RealEstateInvesting

Bought when rates were low? Loan coming due?📈 You’re not stuck. Extensions, bridge loans, pref equity, a JV partner, or a smarter lender search can all close the gap. The key is starting several months early, not 12 weeks. ICON Capital Advisors can help you map your options. icateam.com #CRE #Refinance #CommercialRealEstate #CREFinance

Have you ever talked yourself out of an opportunity before giving the other person a chance to respond? I was convinced this conversation would never happen. Thankfully, I made the call anyway—and the response reminded me why rejection should never be assumed. 🔗 Watch the full video: youtube.com/watch?v=GUnDkpxU… #JoeKillinger

Before spending months trying to solve a problem alone, what if you spoke with someone who had already faced it? Some of the most valuable business lessons are sitting inside another person’s experience—but you have to be willing to start the conversation. 🔗 Watch the full video: youtube.com/watch?v=GUnDkpxU… #JoeKillinger

What if a full pipeline is actually keeping you from building a sustainable career? During my interview with Adventures of a Real Estate Broker, I shared a lesson I watched one agent learn the hard way: staying busy and building a profitable business are not always the same thing. Sometimes the deals you pursue matter just as much as the number you close. 🔗 Watch the full interview: youtu.be/lbWjpXlZQzM?si=qACH… #JoeKillinger
