Today I’m releasing a report that explores a fundamental shift in Canada's housing market How homes evolved from affordable shelter into powerful financial assets, and what it means for affordability, inequality, and the future of the next generation. 1/⤵️

The next time someone tells you 🇨🇦's housing crisis was due to a "lack of supply" ⤵️ Not only was our construction flow above the OECD average, but the countries that were building the most housing, New Zealand & Australia Had the 2nd and 3rd highest home price growth

Yes, 2nd & 3rd behind 🇨🇦, but it's clear abundant housing didn't put them at the bottom of the price growth list the way pundits promise I think the housing pundits are starting to learn (a bit too late) that housing supply can't outpace demand when the population is booming

CMHC dropped a report today saying Canada’s house prices rose sharply alongside record population growth. Whoops. cc @acoyne

Andrew Coyne says Canada's population boom had little to do with home prices and... ➡️ growth only spiked in 2021 ➡️ there's no correlation with prices ➡️ the 1950s grew 2%/yr without a price explosion. The numbers say otherwise 🧵⤵️
1. Population growth, 1980-2025. The spike doesn't begin until 2021, and lasts until 2024.

And the supply side was nothing alike. In the 1950s much of the City of Toronto itself was still open land being built out as low-rise houses. Today it's built out, and we're squeezing tall buildings onto small lots through 50 years of zoning rules. Far slower, far costlier 9/

Coyne's argument is the narrative that helped fuel our housing crisis: legalize housing, cut red tape & new supply absorbs any demand shock It can't Building takes years. We grew faster than any time since the 1950s pretending only supply mattered. Let's not repeat the mistake

Eighty-six years ago today, at a defining moment in the Second World War, the Greek people stood against fascism. They chose resistance over surrender, making extraordinary sacrifices in defence of freedom. On Όχι Day, I join the Greek community in Canada and around the world in honouring the legacy of those who stood up for liberty.

This is quite the fourplex in Mimico. It looks like the builder is trying to convert it to a sixplex, and the neighbours aren't happy about it

Home sales in the GTA have been at 20 year lows for 5 years in a row The demand for housing hasn't declined Many people who would normally buy a home are choosing to rent instead, which has kept rental transactions very high
Replying to @JohnPasalis
How does this square? Immigration down - perhaps people moving out of basements and into viable rental products with prices down? Could be a bunch of explanations. Just generally curious.
