Posted this without thinking much about it back in '20. Your response led us to create Reconvene, one of the best things my wife and I have ever done. nitter.cf/moseskagan/status/1287…
If we organized a RE twit gathering in/near LA in early Summer, 2021, would people come (assuming vaccine, etc.)? Assume two nights / two days, mix of talks and informal hangs, maybe with some hikes / beach / golf thrown in.

This was my 2nd year being able to attend @ReconveneLA & yet again, I am blown away by the level of thought and curation that goes into this event. Last year, I went in very open-minded about where I wanted to take my business and left with clear direction. This year I left feeling even more inspired & grateful for what we are building in Kansas City & online. My biggest high-level takeaways: 1. Riches are in the niches 2. Cycles come & go. Learn to survive the cycles. 3. We need to continue being ahead of AI & trends to maximize the efficiency of our business 4. Sharing your story on the internet will change your life and put you in rooms you never thought you'd be in 5. In a market economy like the one we are in, double down on the singles and doubles: well-located assets with a clear path to cash flow & yield. 6. Now more than ever, it is vital not to overleverage. Never hurts to have more cash. Excited to keep building.

I took a few days off after @ReconveneLA to hang out in LA with my family, but I wanted to though my 2 cents in for reflections after a great conference: - Overall, it has a totally different feel than other conferences. Everyone is excited to be there, many people already knew each other but were still very eager to meet us newbies. - Zero sales pressure changes the entire feeling. Every single person immediately sticks out their hand to introduce themselves and ask about what you do in Real Estate. - I loved the curated small group dinners and breakfasts - Speakers and presentations were fantastic. - Free time between sessions was also a great opportunity to meet people, who were always willing to share - Some great non-real estate stuff- small biz operators, re-industrialization in the US, and many of the personal stories that folks told on stage were really great. Huge shout out to @moseskagan and @SimranKagan for building such a great community and event. I will definitely be back!

Every year, Simran and I choose a charity or two to support with some of the ticket $ from Reconvene. This year, we've chosen to write a $10k check to Beat the Streets LA, an incredible organization that provides free, after school wrestling programs for girls and boys at public schools in lower income neighborhoods in LA. Our youngest son attends one of their weekend programs (open to all). We see the coaches build these kids' bodies and spirits and help launch them into productive adult lives. And we're very happy to help in this small way. beatthestreets-la.org/

Agreed 1000% on the value of that conference @robbiehendricks Sessions were great. The conversations and connections were even better. It was over before we knew it and I’m already looking forward to the next one.

Truly, @ReconveneLA was the best real estate conference I’ve attended. Here’s a recap: 1) It really is the X of RE conferences. It’s casual, honest, not pretentious, and not a bunch of unit count touting navy puffer vest nerds. Sandals optional. (For a basis of comparison, NMHC is the LinkedIn of conferences) 2) There is something uniquely humble about the attendees, which is clearly something @moseskagan both represents and attracts. It’s effectively a group of GPs and operators talking shop, sharing ideas over beverages, forging relationships, and learning from one another. Even the most casual conversation can be worth the price of admission. And Moses (Simran) does a great job ensuring there is ample time for people to simply talk to one another. Example: I was minding my own introverted self and @DallasAptGP says “Hey Robbie, want to review the software we built for our company?” So we found a conference room, Barrett booted it up, and we talked shop for probably an hour about this amazing in-house operating system he built for his 8000-unit firm. How generous is that? That is secret sauce stuff right there. 3) It raises your lid, as putting yourself in the right room often does. The most casual guys are often the most successful. Guys like @Stealx and @Jeffdeehan. You’d never know these guys run circles around every guru selling courses. It forces you to get outside your box, your system, your market, and what you think you know about how to run a real estate firm well. It’s not a place for egos. Guys like @credealjunkie are sourcing and buying exceptional deals in San Francisco (uninvestable!) and he’s doing it from South America. It’s absurd. Or what about @molzer? That young guy is as authentic as it gets, and what you see on social media is exactly what you get in real life. His belief and energy is as infectious as you could imagine. 4) AI was obviously an ongoing topic, and being at this event to hear all the different use cases from actual operators was really worth the price of admission in and of itself. 5) I can’t tag everyone that I enjoyed, but it was particularly fun to break bread with @SideHustle_LP, to finally meet @EllliotttB in the real world (he’s nice in person I promise), as well as gents like @PatCarino, @kenashley, @twallyweb, @colin_of_canada, @DonovanBuilds, among others whose handles I’m forgetting. Some of you were there and we just didn’t get a chance to connect, and that bums me out - thinking specifically of @bobbyfijan and @antonia_mdprjct. Next time. Final thought: I generally hate events. I am a proper introvert, but more than anything, I just can’t stomach events where I feel like I’m being sold the entire time or that I’m surrounded by a bunch of pretentious, self-important salesman. Reconvene is an event for operators, by operators. Can’t wait for next year.

I told @moseskagan and @SimranKagan that Reconvene is my highest ROI investment of the year. They are amazing hosts, gracious friends and incredible people. The magic at Reconvene is how they build the tables. And attract genuine practitioners. Masters of their craft. Whether it was @Jeffdeehan or @shiloebear - @aussieflya or @EllliotttB - everyone is generous, friendly and humble. I met @DanStorage and @Dirtdog, both of whom taught me something I did not know. And where else can you be sitting across from someone with the perfect land parcel and next to one of the most active institutional pref equity outfits at the same table... Truly a great event and much appreciate people's patience with me!!

Just wrapped up an incredible few days at Reconvene. Thanks so much to Moses Kagan and his team for curating such a great event and community. Grateful to Francis Greenburger for keynoting and sharing his story. I’ve learned so much from him over the years and would consider him a mentor. Nice to see some great friends like Beth Azor, Ken Ashley (sorry we didn’t get a picture!).   And of course spending time with Luke!

Want to thank @BuffyWicks for coming to Reconvene and leading a nuts-and-bolts conversation w a room full of owners, developers, architects, etc, about fixing CA's housing problems. As you all know, am generally pretty negative on the quality of leadership we get here in CA. But Buffy is a gem: Smart, curious, open-minded, intellectually honest, committed to helping working and middle class people afford to live in California. A++ public servant.

This year’s @ReconveneLA was amazing. Incredible attendees, from local legends like Bruce Fairty to LPs I never would have met elsewhere, to the person almost single-handedly fighting to make CA a state that builds (@BuffyWicks). @moseskagan and @SimranKagan are gracious hosts. Much more than connectors, they are generators.

Fantastic three days at @ReconveneLA, still my only CRE conference. I'll be back next year. Reflections as I kill time in the hotel lobby watching the beautiful LA people: - Own your niche. Big macro plays are fickle and when they're gone, generic operators die. The people doing deals right now are specialized, hungry, deal junkies. - Everyone is (obviously) trying to figure out AI, but today's edge is tomorrow's table stakes. It takes (and will take) a tremendous amount of time and resources to truly stay ahead. Choose that approach wisely. - The elephant in every room was rates. Most of us can't truly conceive of a world with rates as high as they might go, and those that lived through it speak so casually about "a 20% prime rate" that maybe (maybe), we'll be all right. But man, what if everyone is wrong. - Be curious. Perhaps the theme of the conference - the curious will always be ahead of the curve. - Was it really that easy? I love hearing how the old school guys did it - amazing story of buying a vacant 100,000sqft office building and "putting up a billboard." Was it really that easy? Why do we make it so hard? - My favorite talk was on American Reindustrialization (shout out @grant__gregory) - if their thesis is even part right its the brightest hope our country has. What's the real estate play? I'm skeptical TBH, not that money won't be made but whether it will be more than what's lost. - Where else do you get to listen to two crazy developers (highest compliment) talk about what it's like to be venture-backed or have robots carve you a stone, structural facade? Visionaries and I can't wait to see what they build. - If California has a shot, it's because of the people who, despite a million reasons not to, are still insanely passionate about building housing. When you meet them, you can't help but feel optimistic. - I don't come here looking for LPs, but I find them anyway (there's a lesson in there somewhere). - When you're surrounded by people who aren't afraid to try new things and maybe (probably?) fail, at some point your ideas just start flowing. Ingenuity is infectious. - My most memorable encounter had nothing to do with real estate - it was about silver belt buckles and black toenails (@kevinskiles - that second bottle was a great idea). - The most knowledgeable people in these rooms are also the most generous with their knowledge. We should all strive to be like them (@DallasAptGP) - Lastly and most importantly, these past few days made me appreciate the community of real estate people on this site. From @SideHustle_LP to @donkeyDdevelops and @EllliotttB (who are real people), to @robbiehendricks who I finally met IRL (sadly not at a Chili's), these are genuine people who come to this event to hang with their friends. Yeah, business gets done, but it's about the people. Huge props to @moseskagan and Simran for throwing an A+ event and not letting in any assholes!

The only photo I got from @ReconveneLA was @DallasAptGP giving us the gospel of opportunity zone 2.0. Felt like the last supper for tax efficient investing strategies A great time per usual, my 5th year going and it somehow gets better every year. Speakers were amazing, the hospitality provided was a lesson in itself. Big thanks to @moseskagan and @SimranKagan for hosting!

My new friend Alexis who at 19 left University to start a company and grew a fund then exited…and she’s 22. Total inspiration! I met her at @ReconveneLA and she spoke at @Bethazor1 conference which is sold out. Of course @realEstateTrent knows how to spot talent for his Gala! Looking forward to keeping in touch with Alexis!
There are tons of new faces following since the incredible Real Estate XGala by @realEstateTrent and @BobKnakal so figured I’d properly introduce myself! My name is Alexis Morgan! I’m 22 years old now and at 19 I started my first investment fund. I raised just over $40M from investors and deployed that capital into dozens of fix and fix loans and successful debt deals across the southeast. But being in real estate was not at all my original life plan, so here’s a small glimpse into how this happened: I’ve always loved reading, and one summer after finishing all my fiction, I picked up a self-development book that completely changed how I viewed money and what was possible for my life. With that exposure, I immediately left engineering school at Georgia Tech. I was 18 years old and jumped headfirst into real estate with no momentum, no network, and no experience. But going in, I had a few rules for myself: First, work as hard as possible for as long as possible. Execute. Take action. Second, always be learning. Maintain curiosity and always be the person asking questions. And third, find mentors to avoid stupid mistakes, compress time, and discover what the business looks like at the highest levels. Along the way, I fell in love with marketing and deal-making. In my free time, I was searching for deals, building campaigns, and figuring out creative ways to structure deals and communicate that value to sellers or investors. I didn’t want to be average, so I leaned into obsession and invested every extra dollar and any extra time into getting better. Any course, book, weekend mastermind, or event that was going to help me be a better investor…I happily paid the price to attend it. Throughout the entire journey, I observed the industry and investors around me to determine how I could create a business that would be largely valuable, widely applicable, and scale well. That led me to lending. And so I have been lending money on real estate projects ever since! Over the past few years, I’ve documented everything from door knocking houses to deploying millions in capital. This is my first real post on X, but I’ve been sharing my real estate journey since 2022. I’m on all the social platforms @ alexismorganinvests I recently moved to Miami, but have spent lots of time in NYC, Atlanta, and the DC area. Would love to connect with local real estate folks and I’m excited to connect with everyone here on X! I want to give a huge thanks to @kaylanknit for inviting me out to the gala and for being a stellar friend, and an enormous thank you to @Bethazor1, an incredible mentor who’s introduced me to this amazing CRE community at large and encouraged me beyond belief. To X and the #retwit community 🥂

So many convos yesterday with the most interesting people @ReconveneLA : - buyer of franchise portfolios of Popeye’s and Arby’s in tertiary markets crushing it but attributes success to his great team and knowing esoteric things like buying fast food located after an intersection on a right turn only bcz no one will cross traffic for a cheap meal - guy that grinds through 350 SF flips over 4 years instead of attending college; fast forward he is accelerating development of contractor garages through super tight processes and dedicated vendors - hospitality operator repositioning crappy hotels into serviceable workforce level short stays in high $ markets. Like $215 / nt next door to $600/nt. - guy that builds high end industrial kitchens that focuses on niche products that master chefs curate and ship nationally. Biggest hit? Bulk caviar repackaged into tiny tins with great packaging and marketing. I mean, who doesn’t love some boutique tinfish here and there? Endless, amazing entrepreneurs and investors just making shit happen.

Why do I attend RECONVENE? I go to be taught, built up and edified. Also, where else can I hang with top of class operators and developers of CRE. There are lots of get together’s out there but few dedicated to the owners of CRE.
