Cops in 2026 is dope
A woman was arrested after allegedly stealing two 12-foot Halloween skeletons worth $600 from a Home Depot in Michigan. Police used a drone to track her after she tried to hide the decorations in a bush; she briefly ran from officers before being caught.

Constant depends on term and rate:
Was running numbers on a 9 cap retail center with 30% down on 20y term with current rates at 7.5% as a guess.
$5m pp
30% down - $1.5m
70% financed - $3.5m
240 months term
7.5% rate
$28,195.76/mo - $21,875 int, $6320 pri
Total yearly payments - $338,349.14
Constant is payments divided by balance owed - 9.67% which is higher than the cap rate.
That means your cash on cash will be lower than cap rate because your constant is higher than the rate.
Cap on $5m - $450,000
Cap minus yearly payments - $111,650.86
Coc calc - 111,650.86÷1,500,000
Cash on cash - 7.44%
Cash flow plus amortization return is 12.68% however if monthly cash return is important to you a shorter amortization is less good.
That's one of the reasons we don't like banks. We would rather let's someone else buy it. Give them the money as an option. Pay them an 8 cap with a larger buy back later.
Example:
8% on $3.5m - $280,000
9% cap - $450k
Cash on cash - $170k
Coc % - 11.33%
Can give yourself way better cash on cash by giving up amortization. Also I would rather work with someone else free and clear than have a bank stuck on there.

Introducing Griffin, the first model to pass the video Turing test.
48% of people who talked to it live thought it was a real human. Previous systems have had a pass rate <3%. It is #1 on NVIDIA's benchmark for full-duplex AI video.
It’s the first Human Interaction Model (HIM).
Readers added context they thought people might want to know
The 48% figure and "video Turing test" claim are from Tavus's own study of 54 one-minute calls, not independently verified or using a standard protocol. Griffin-Lite leads NVIDIA's VideoFDB benchmark on their public leaderboard.

PSA Young Bros re: Kids
Don't wait to have children until you make more money.
Because you will 100% make more money when you have kids. This is a promise.
Becoming a father grants you access to a different gear, a deeper drive and energy you didn't know you had.
It's a 10X return, truly.
(Not to mention fatherhood is the most fulfilling thing you can ever do and far supercedes any satisfaction attained by financial wealth alone.)

This is an email I got from a seller at the end of last week.
We are only making a few grand, and only doing it to really help her out. She needs it.
Now one thing about wholesaling/direct to seller is … a lot of times it doesn’t fill the moral bank
Most sellers, not all, but most are ungrateful.
Are we the best option for every seller we work with? Maybe not.
But for the ones that NEED to sell, wholesalers help a LOT. Go above and beyond.
A lot of times it’s met with ungratefulness and arrogance. Sometimes it almost makes you forget how much you really help these mfs
Then you get emails like this and realize they’re real people in situation and makes it worth it
