this is f*cking insane. andrej karpathy: "the biggest regret of every engineer in my field right now is every AI conversation they never saved, and in 10 years the ones who started saving in 2024 will be running circles around the rest of us"
andrej karpathy, co-founder of openai, pulled 16M views on one idea: stop using AI to write code, use it to build a second brain that remembers every article, pdf, transcript and conversation you ever fed it
you point claude code at a folder, drop anything into it, and claude reads it, cross-links it with everything already there, and writes it into a living wiki. your knowledge finally compounds instead of leaking out of your head every friday
the stack:
→ brew install obsidian, mkdir ~/vault, cd ~/vault
→ run claude in that folder and type "init a knowledge vault with CLAUDE.md as the rules, /raw for sources, /wiki for your pages"
→ drop any file into /raw (youtube transcript, meeting notes, 400-page pdf, screenshot of a tweet) and type "ingest"
→ claude writes a wiki page, links it to 5 existing ones automatically, updates CLAUDE.md with any new pattern it noticed about how you think
→ never open a blank claude chat again. every question goes through the vault, every answer cites your own sources with dates and links
5 minutes to set up. compounding knowledge from that evening forward
the ugly part most will scroll past: in 10 years the engineers who started this in 2024 will remember every book, every podcast, every meeting with receipts. you will remember none of them. karpathy already picked which side he is on and you are still not on his

Here is another example of how I'm using ClaudeCode.
Our storage websites now dress themselves for the season. One unit tile picks up a Halloween or Thanksgiving picture, the hero photo swaps for the holiday, local or seasonal event, everything else stays standard, and it all runs off a calendar. Nobody touches the site.

The Chiefs wearing all white tomorrow vs. the Seahawks throwback unis is going to feel like a 90's AFC West battle.
I might have to order some Pizza Hut and Orange soda and watch the game in pajamas to really sell the time travel illusion.
If your trying to make the decision of syndicating or going it alone...I'm happy to speak (I've done both but decided to self fund).
Bought my first strip mall recently. I had Claude pull from @realEstateTrent's podcasts and posts and compare my lease terms and conditions to his best practices...very helpful. 🙏

Cows on the loose in downtown KC! KCFD says a semi hauling more than 120 cows crashed around 3 am on I-70 near Admiral Blvd. on the downtown loop. Cows have made it miles away. KCFD has reports of loose cows near Crown Center and KCK! We'll have a live look at the scene on @kmbc.

Sunny Hostin “fact checks” Joe Rogan claiming the border was open under Biden by citing that one time years ago that Biden told illegals “don’t come” 😂
Wow, he said “don’t come.” Guess that magically made the border closed.
AI has been key to my small business growth. Here’s a good example.
Every morning at 6am, Stella, my AI revenue chief, checks the websites, ads and listings for all my businesses so I don’t have to.
What she looks at:
- Ad spend, clicks, visits and leads from Google Ads and GA4, by campaign, by day, including phone calls from ads
- 30 site health checks per site: speed, broken links, titles and descriptions, schema, FAQ markup, star ratings, Search Console indexing and click trends
- Google Maps rankings for our keywords in our Midwest markets, plus every competitor’s rank, rating and review count
- Every lead in one place: web forms, calls, texts and email, tagged by source
- New Google reviews, and which ones still need a reply
- Occupancy and move-ins, so ad dollars tie back to actual rentals and booking conversion.
- Google Ads account health: budget pacing, disapprovals, search terms
What she recommends:
- A counter-offer the same morning if a competitor undercuts one of our promos
- Price moves by unit size, from our occupancy and what competitors are charging
- Seasonal and situational ad budget shifts between markets
- A blog post per site each week, on relevant topics and keywords people are actively searching
Tuesday to Sunday she posts a three-line update. Mondays she scans competitor and local news, then writes me a one-page brief with recommendations.
She drafts everything. She publishes nothing without my approval. Built on @claudeai , my LLM of choice.
It’s saved me 15+ hours a week of grunt work and research. What would you add?

Dreams do come true.
I just posted this on LI. After 20+ years in tech exec roles, I stepped away earlier this year to follow my passion of RE investing.
Couldn't have done it without #retwit, especially in the early days. Thanks for everything. – at Kansas, USA
Closed today on #10. 316 storage units plus retail/flex and parking in Lawrence, Kansas. My ancestors arrived here from England in 1855 as free-state settlers about a mile away. Six generations later, we get to invest back into the community I grew up in.

Introducing our State of Markets pt 2, along with a companion podcast where we unpack the data and discuss what comes next.
Tech is the everything cycle.
Supply: putting the buildout in context, just passed railroads as % of GDP. The wisdom of Elon is real: the factory (or the datacenter!) is the product.
Demand: diffusion is so, so early. Median AI vendor spending in the top 1% of companies is 8x that of the top 10%. Only about 30% of S&P 500 companies report a quantified AI impact, which means there’s a substantial opportunity in connecting models to a company's data and workflows. Diffusion into companies is one of the main themes of the next 5 years.
We’re entering the agent work period. Only a few million users today, but applicable to billions of internet users with massive surplus created. META/GOOG monetize US users at $200+ per year today. Agent opportunity is much higher.
Mega-trends the next 5 years: Consumer agents, Robotics, Autonomy, AI x bio, Personal health, Diffusion into enterprise, New era of American Dynamism.
